Landlords Services:

Full Management is 12% inclusive (fees are negotiable on multiple properties discuss within)

A professional Inventory/schedule of condition including detailed photos & meter readings – £474.00

Full Tenant Referencing includes, a credit search, right to rent, current landlord reference and employment reference £210.00 – please note student referencing is £60.00 per tenant to include guarantor referencing.

We do not charge set up fees

The introduction only service includes tenant and guarantor referencing, preparation of the tenancy agreement, taking the first month’s rent and deposit. We can safeguard the deposit with the DPS included within this fee should you wish for the deposit to be held within this scheme.

Additional landlord costs:

£96.00 for a GSC (gas safety certificate valid for 12 months)

£102.00 for an EPC (energy performance certificate valid for 10 years)

£120 .00 for a PAT (portable appliance test valid for 12 months)

£132.00 for an annual boiler service

£252.00 for an EICR (electrical inspection & certificate usually valid for 5 years unless stated otherwise)

£90.00 to supply & fit CO2 alarm

£180.00 for legionnaires testing

£24.00 for monthly smoke alarm testing

Tenant Permitted Payments

Under the tenant fees act 2019 the following payments are only permitted to be taken by letting agents and landlords:

  • rent
  • a refundable tenancy deposit capped at no more than 5 weeks’ rent where the total annual rent is less than £50,000, or 6 weeks’ rent where the total annual rent is £50,000 or above
  • a refundable holding deposit (to reserve a property) capped at no more than 1 week’s rent
  • payments associated with early termination of the tenancy, when requested by the tenant
  • payments capped at £50 (or reasonably incurred costs, if higher) for the variation, assignment or novation of a tenancy
  • payments in respect of utilities, communication services, TV licence and Council Tax
  • a default fee for late payment of rent (up to 3%) and replacement of a lost key/security device giving access to the housing, where required under a tenancy agreement
  • other permitted payments not included above under the relevant legislation including contractual damages.
